Design & Preconstruction
Before construction can start, you must get through the design and permitting phase. We prefer working with our clients and guiding them through the design phase. This not only helps with time management, but we are also able to provide rough budgetary guidance earlier in the process to help avoid over budget designs.
Design consists of several sub categories:

Permitting. Building and septic. Larger lots will also require a Land Disturbance Permit. Read more about City of Alpharetta Permitting and Inspections requirements. Please note Alpharetta has gotten very strict in recent years, a good team is critical to navigating the permitting process for your new home.
HOA Approval - Alpharetta varies if you will be dealing with an HOA or not. All Country Clubs will have a Strict HOA with Design Guidelines and a formal Builder approval process. ADG is an approved builder at the Manor Golf and Country Club, so this a process we are used to navigating. Its best to familiarize your self with any HOA requirements that may impact the style, size or function of your new home prior to closing on the lot.
Budgeting. Selections and allowances are defined. The more detail, the better here. We recommend spending as much time as you can up front to define every selection possible. This will make your budget accurate as possible from the start. We recommended those with budgets over $2mm to have a design and selections 100% complete prior to starting construction. The ADG team holds your hand the entire way.
