Finding a Lot -Checklist

Finding the right lot to build on is a tricky proposition. Here is a few items to get you pointed in the right direction. Need more help? We are happy to help you find you perfect piece of land, and then build your dream home.

Due Diligence Checklist

Schematic Site Plan - prepared by your builder or surveyor. This will help confirm the site meets your needs from a space/layout standpoint.

Existing conditions survey - by your Surveyour. Shows utilities, trees, topography, boundaries, and any easements.

Utility Confirmation - confirm all utilities are on site and available for use. Gas, water, sewer, power. Remember Distance and elevation can impact usability.

Site restrictions - setback, impervious area limits, floor area ratios, max building heights, zoning, and any other restrictions.

HOA/ARB - essentially all the Country Clubs we build in have strict HOA/ARB’s, is best to review the requirements prior to purchasing your lot. Have your builder review too.

While there may only be 5 categories listed above, don’t let that fool you its at least a few dozens hours, and $5-10k to accomplish this. The alternative is possibly buying a lot that wont work for your needs, an even more expensive proposition.

After Due Diligence Passes

Once your due dilligence efforts pass and you deem the site feasibile its time to proceed with design. Work with your Architect and builder at the same time to develop a plan that meets your needs and is on budget. In Atlanta, we would love to help!
