Common questions when selecting a custom home builder.

  • What is your availability?

    We currently have build slots available for a 2025 move in.

  • What is your cost per SF?

    While cost per SF is not a great metric for a multitude of reasons, its generally safe to assume that a custom home will start at $275-$300 per conditioned square foot. Some of the homes in our portfolio will exceed this by quite a lot. Its best that we discuss your specific project together.

  • How long is your warranty?

    We offer a 1-2-10 year warranty. See our warranty page for details.

  • How long will construction take?

    10-11 months on the low end for the 4000-6000 square foot home on a simple lot. 14-16 months plus should your home or site be a little larger and/or more complicated. Design and preconstruction is in addition to this.

  • Cost plus or fixed price contract?

    We currently are only taking cost plus contracts. We have numerous past clients that can attest to our general budget accuracy and project accounting transparency.

  • How do I know my money is safe with you?

    Each project gets its own dedicated bank account where only project related transactions occur. Every cent is accounted for in our accounting software, and every invoice and check is saved in PDF format for you review at any point during construction.

  • Are you familiar with best air sealing practices?

    Our homes generally hit sub 1.8/ACH50.

  • Are your homes energy effecient?

    High air tightness, and R values along with quality windows and doors, and efficiency HVAC systems are the staple of house building ethos. This allows our projects to be considerably more efficient than a normal house. For those clients looking to go above an beyond, lets discuss your needs.

  • Which Country Clubs are you an approved builder?

    We are currently an approved builder in The Manor (Milton), Hawks Ridge (Ball Ground) and Governors Towne (Acworth). With our portfolio and financial references we can get approved in any Country Club. Let us know where you are considering building.

  • Financing - How does it work on a custom build?

    Typically our clients will get a Construction to Permanent loan. This loan will be interest only during construction, and then automatically convert to a traditional mortgage at the end of construction. Read more...

  • How do I find a lot?

    We have a realtor on our team to locate lots in the neighborhood you want. We will then provide a due diligence report which explores the feasibility of the lot relative to you needs.

  • Are you licensed and Insured?

    Yes, we carry General Liability and Workers Comp insurance and are a licensed Residential Contractor in the State of Georgia: RBQA007799
